Listed building renovation in Bidford-upon-Avon

Turning a damp unusable building into an investment

At the start of the project there was a lot of preparation work that needed to be undertaken working alongside structural engineers to ensure the structural integrity of the building. We stripped out all the old rotten first flooring and installed some structural steel work before building a new floor. Some of the old stone walls also needed underpinning in order to bring them up to standard to ensure longevity and compliance with building standards. Once the structural improvements were completed, wood was treated with preservatives, new insulation installed, and stud walling was erected to the perimeter to allow for vapour barriers and insulation without compromising the breathability of the building.

A glazed front door leads to a small entrance hallway with a handmade oak staircase connecting the two floors. The oak theme is carried on throughout the building with oak flooring, windows and doors. The ground floor which became the bedroom was below ground in some places which meant it was taking in moisture so we installed a tanking system that collects any moisture that enters the building and drains it out effectively. The bedroom features fully glazed double doors that open up to a south facing resin bound courtyard garden and let in plenty of natural light through the room and into the ensuite bathroom. The bathroom includes an open plan wet room shower and a diffused glass panel to allow light from the entrance hallway to enter the space.

The light and airy open plan first floor with its high vaulted ceilings features a beautiful handmade kitchen and fitted storage units. The tall window to the rear of the living space fills the room with light and provides a tranquil view over the courtyard and the River Avon.

Underfloor heating throughout both floors, a fire suppression system, solar panels and an electric car charger completes the renovation, giving the old dilapidated building that barely stood previously a new lease of life. It is now a popular holiday rental property in the centre of the village that provides a luxury get away for visitors to the area.
